Services - Title Surveying
While surveys for residential mortgage purposes are seldom required now, transactions involving commercial, industrial and multi-family residential properties continue to require a survey to obtain insured title free of the standard survey exception. Some lenders mandate the ALTA/ACSM Land Title Survey format while other lenders dictate their own requirements. With our thirty years experience in performing title surveys for major projects, we are very comfortable providing surveys to meet any reasonable standards in a timely and professional manner.
Before accepting a commission for an as-built survey, we will review the buyer and lender requirements and submit a proposal detailing deliverables, cost and timetable. Upon acceptance of our professional services agreement, we will request a copy of Schedule B Section II from the title commitment, perform the survey and provide preliminary copies for review. After addressing comments by the affected parties, we provide signed and sealed final copies for the closing.
